Once you have completed your review of the Building Companies which have been recommended by a friend or neighbour its time to tender. It would of course be wise to work with your Architect or professional Consultant when procuring the services of a Building Contractor. You will as the client have selected three Contractors and using a formal document called a tender provide each Contractor with a copy.
Once the traditional document has been returned within the agreed timescale the client will appoint the Building Contractor to construct the works in line with the design, within an agreed timeframe and cost. This is a low-risk option due to the time predictability and cost certainty.
Base your decision to appoint a Contractor on price, the quality of the submission and the customer service that backs up the Contractor’s bid. Your appointed Consultant will review the bids and compare the returns against each other to check for any omissions or inconsistencies. Builders are legally obliged to ensure that certain aspects of the works meet building regulations and will build that into their cost and schedule. Check that the Contractor has the relevant insurances.
Once all of these checks have been carried out write to the successful Contractor confirming their appointment and also write to the other bidders to let them know they have been unsuccessful.
